1. Contract
When you book Lewie’s Croft, you enter into an agreement with us, the owners. This contract is subject to these terms and conditions and governed by Scottish law. The person making the booking (the "Responsible Person") must be at least 18 years old and is responsible for ensuring all guests follow these terms. The Responsible Person must stay at the property for the duration of the booking. We may ask for names, addresses, and ages of all guests.
Your booking is only confirmed once we have received the required payment and sent written confirmation via email. Any automated emails generated by our booking system do not form a contract until we send a formal confirmation.
The property is let for the purposes of a holiday let to which Paragraph 6 of Schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016 applies. This means that you do not have security of tenure, and the property must not be used as a primary residence.
2. Payment and Booking
- A 30% deposit is required at the time of booking. The remaining balance is due 30 days before arrival.
- If you book within 30 days of your stay, the full amount is payable at the time of booking.
- If the balance is not paid on time, we will treat your booking as cancelled, and payments made will be forfeited.
- We accept payments via bank transfer or other agreed methods.
3. Cancellation Policy
- Cancellations must be made in writing (email is acceptable).
- All payments made are non-refundable. We strongly recommend that you take out travel insurance to cover unexpected cancellations.
- If we can re-let your dates, we may refund some or all of your payment, but this is not guaranteed.
4. Occupancy
- The property accommodates a maximum of 4 guests.
- The person who made the booking must be present for the entire stay.
- We do not allow additional guests to stay overnight.
- Sorry, no pets are allowed.
5. Check-in and Check-out
- Check-in time is from 4:00 PM on the day of arrival.
- Check-out is by 10:00 AM on the day of departure.
- Please leave the property clean and tidy. We reserve the right to charge for any excessive cleaning required.
6. Terms of Use
- The property must only be used for holiday purposes and not for business activities, large gatherings, or parties.
- Guests must respect the property, contents, and neighbours at all times.
- No smoking or vaping inside the property.
- The owners reserve the right to enter the property if necessary for maintenance or emergencies.
7. Breakages, Damage, and Cleanliness
- Guests are responsible for any damage or breakages that occur during their stay and must inform us immediately.
- We reserve the right to charge for repairs or replacements where necessary.
- Please leave the property in a clean and tidy condition; excessive cleaning may result in additional charges.
8. Vehicles and Parking
- Parking is available on-site for guest use.
- Vehicles and contents are left at the owner's risk; we accept no responsibility for loss, theft, or damage.
- Guests must not obstruct access routes or neighbouring properties.
9. Wi-Fi & Connectivity
- Wi-Fi is provided free of charge, but as we are in a rural location, speeds may vary.
- Mobile signal is generally available, but coverage may depend on your provider.
10. Local Recommendations
We love our area and are happy to recommend places to eat, drink, and explore. You'll find a guidebook in the property with our top picks!
11. Force Majeure (Unforeseen Circumstances)
- If we need to cancel your booking due to unforeseen circumstances (fire, flood, extreme weather, damage, etc.), we will offer a full refund.
- If we must end your stay early due to such circumstances, we will refund the unused portion of your booking. No further compensation will be given.
12. Liability
- We are not responsible for any loss, injury, or damage to guests or their belongings during their stay.
- Personal travel insurance is strongly recommended.
13. Complaints and Issues
- If you experience any problems, please inform us immediately so we can resolve them.
- We will not consider refund requests after departure if no issues were reported during the stay.
